1. Know Your Budget Range—and Be Honest About It

Your budget sets the tone for everything: size, finishes, features, even location. Be realistic and build in a contingency (we suggest 10–15%) for unforeseen costs or upgrades you may want later. At K2 Prairie Builders, we work backwards from your budget to design a home that aligns with your priorities.

2. Land Impacts Your Build—A Lot

From soil quality to slope to utility access, not all land is created equal. If you’re buying land, consult a builder early to assess potential hidden costs. We've saved many clients from costly surprises by reviewing lots before purchase.

3. The Design Phase Can Take Longer Than You Think

Creating a custom design takes time—and it should! You’re building something personal and one-of-a-kind. Be patient, allow time for revisions, and be open to expert suggestions that improve flow, light, and function.

4. Permit Approvals Can Delay the Timeline

Building permits and development approvals vary by municipality. Some can be issued in days, others take weeks (or months). We handle the permit process for you, but early planning helps keep your timeline intact.

5. Your Builder Is Your Most Important Decision

Choosing the lowest quote might save you upfront—but cost you later in change orders, delays, or poor workmanship. Choose a builder who values transparency, communicates well, and shares your vision. (Hint: We check all three.)

  3. Who will manage my project day-to-day, and how often will I get updates?
  4. Do you offer a fixed price contract or a cost-plus agreement?
  5. What’s your typical timeline from start to finish?
  6. What’s included in your quote—and what’s not?
  7. How do you handle change orders and unexpected costs?
  8. Do you offer any warranties on workmanship or materials?
  9. Can you help with permits, engineering, and architectural plans?
  10. How do you ensure quality during construction?

These questions will help you identify red flags, clarify expectations, and find a builder who’s truly invested in your project.




What Every Building Agreement Should Include

Before you sign a contract, make sure it clearly outlines the following:

  • Scope of Work: What’s included (and excluded) in the project.
  • Project Timeline: Estimated start and completion dates.
  • Payment Schedule: Milestones, deposit amounts, and final payment terms.
  • Drawings & Specifications: Architectural, structural, electrical, and MEP plans.
  • Change Order Process: How changes are documented, priced, and approved.
  • Dispute Resolution: How disagreements will be handled.
  • Warranties & Guarantees: What’s covered, for how long, and under what conditions.
  • Builder Responsibilities: Site safety, permits, inspections, and cleanup.
  • Homeowner Responsibilities: Material selections, approvals, and access.
